Located along the fairways of Prestonwood Golf Course, this project transformed a traditional suburban residence into a modern architectural showcase through a full interior gut renovation and a 4,000 square foot two story addition.
Working with an existing structure required careful coordination and strategic demolition. The floor plan was reconfigured to create an open living concept while maintaining a distinct kitchen. The original centrally located stair was removed and replaced with a more elegant grand staircase repositioned to enhance the arrival sequence and elevate the foyer experience.
The new addition introduces 12 foot ceilings on the main level, which required thoughtful transitions to the existing second floor. While roof bearing heights were capped at 9 feet under local development regulations, the use of rafter framing allowed the upper bedrooms to feature vaulted ceilings, increasing volume without exceeding UDO height restrictions. Large LVL beams span expanded openings, supporting generous interior spaces and allowing for expansive glazing.
Two oversized sliding glass doors recess into wall pockets, creating a seamless connection to the covered outdoor living area. The floor was carefully detailed to maintain a flush threshold, reinforcing the indoor outdoor relationship. Large fixed and operable windows frame views of the golf course and surrounding pines while introducing abundant natural light into every space.
Site constraints played a critical role in the design process. With the addition of an underground pool, impervious surface limits required continuous monitoring throughout design to ensure compliance with zoning regulations. Careful calculation and disciplined planning allowed the project to maximize buildable area without exceeding site restrictions.
The result is a highly coordinated renovation and expansion that pushes spatial, structural, and regulatory limits while delivering a refined modern home tailored to its setting.
